Two corridors, one investment thesis
Whitefield and Sarjapur Road are Bangalore's two strongest investment corridors — and they're often discussed as alternatives, but they serve somewhat different buyer profiles. Whitefield (northeast, ITPB) has the metro advantage and an established mature township. Sarjapur Road (southeast, ORR) has the strongest appreciation track record and the highest concentration of premium IT campuses.
The Purple Line extension to Whitefield (Byappanahalli to Whitefield) became fully operational in 2025. Travel time from Whitefield to MG Road: 28 minutes. Pre-metro: 60–90 minutes in traffic. This has directly added 15–20% to property values in the 1 km radius of metro stations along this line, and reduced vacancy to near zero for quality 2 BHK properties.

Connectivity — the honest picture
- Whitefield Metro (Purple Line): Fully operational. 28 min to MG Road, 45 min to Majestic. This is a genuine commute game-changer — comparable to what Miyapur Metro did for Hyderabad's western suburbs.
- Sarjapur Road: No metro yet. Road connectivity via Outer Ring Road is good; NICE Road provides airport access. The proposed Yellow Line metro passing through Sarjapur is in detailed project report stage — not operational before 2028 at earliest.
- ORR (Outer Ring Road): Connects both corridors to Hebbal, KR Puram, and Electronic City. Heavily congested during peak hours — budget 45–60 minutes for any ORR commute during peak.

Both Whitefield and Sarjapur have significant Khata B exposure — properties where land conversion, BDA approvals, or BBMP revenue records have gaps. Always get the Khata extract before booking. For resale properties specifically, many older apartments in Whitefield (pre-2015) have Khata B status that sellers don't proactively disclose.
