What makes this corridor significant
Hinjewadi IT Park (Phases 1, 2, and 3) houses 200+ IT and ITeS companies on 2,800 acres, employing over 2,00,000 people. This is India's second-largest planned IT township after Electronic City Bangalore. The residential demand it generates is enormous — and unlike some IT corridors, the demand is sustained by genuine employment density, not speculative activity.
Baner is the established premium residential hub serving Hinjewadi. Its central location (between Hinjewadi and Shivajinagar/Aundh) and good retail and social infrastructure make it Pune's most sought-after mid-to-premium residential market. The tradeoff: prices at ₹11,000–16,000/sqft are now among the highest in Pune, and yields are yield-compressed (2.8–3.8%).
Pune Metro Phase 3 (the critical 23 km Hinjewadi to Shivajinagar stretch) is under construction as of 2026. Expected completion: 2028. Once operational, this will cut the Hinjewadi–Shivajinagar commute from 45–75 minutes to 28 minutes. PropIQ expects 20–30% price appreciation in the 1 km metro corridor on completion, similar to what happened in Whitefield Bangalore.

Connectivity — the real picture
- Hinjewadi Junction congestion: Peak hour (8–10am, 6–8pm) at the Hinjewadi junction is notorious. Budget 30–45 extra minutes in traffic from Hinjewadi toward Baner. This is the corridor's single biggest quality-of-life issue.
- Metro Phase 3 (under construction): Hinjewadi to Shivajinagar via Balewadi and Baner Phata. 20 elevated stations. Expected 2028 completion. Will be a complete game-changer for this corridor.
- Baner–Balewadi road: Functional, with reasonable connectivity to Aundh (5 min), Shivajinagar (20 min), and Hinjewadi (15–20 min off-peak, 45 min peak).
