The expressway that took a decade — and then changed everything

The Dwarka Expressway — officially the Northern Peripheral Road — is a 29 km elevated and grade-level corridor connecting Delhi's Dwarka sub-city to Gurugram's NH-48. Its inauguration by PM Modi in March 2024 ended a construction saga that began in 2007. What followed was remarkable: property prices along the corridor surged 58% year-on-year in the subsequent 12 months, according to Anarock and PropEquity data — the highest appreciation recorded for any residential corridor in India during that period.

The reasons are structural: IGI Airport is 8–12 minutes via direct road. Delhi's Dwarka sector is directly connected. The National Highway-48 (Delhi-Jaipur) intersection brings the entire western NCR within easy reach. And a 20-year pipeline of under-priced inventory — bought by buyers who waited out the construction — suddenly became liquid.

The Airport Advantage — 8 minutes to IGI

No other residential corridor in NCR offers comparable proximity to Indira Gandhi International Airport. Sectors 104–113 on Dwarka Expressway are 7–12 minutes via direct road connection — better than any address in Gurugram's established corridors (Golf Course Road, Golf Course Extension). For frequent business travellers, CXOs and NRIs who value airport access, this is the primary value proposition. Delhi's proposed Jewar Airport is 70 km — DXP's airport edge is over Gurugram's internal corridors, not over Noida.

Dwarka Expressway has historically had significant builder delivery issues — projects launched in 2012–2016 have faced 5–10 year delays in some cases. Dwarka Expressway is a genuinely transformed corridor. The 2024 inauguration removed the single largest overhang — and the market re-priced accordingly (+58% in one year). The structural advantages are real: IGI Airport in 8 minutes, Delhi connectivity via Dwarka, and a 20-year supply pipeline of quality housing. The caution for buyers in 2026: much of the "completion catalyst" appreciation has already been captured. Sectors 102–108 still offer reasonable entry versus Golf Course Road and Sohna Road premium zones. For buyers choosing between DXP and other Gurugram corridors, the airport advantage is real and enduring. Always verify HRERA status — legacy delivery issues on this corridor are real.
