The expressway that took a decade — and then changed everything
The Dwarka Expressway — officially the Northern Peripheral Road — is a 29 km elevated and grade-level corridor connecting Delhi's Dwarka sub-city to Gurugram's NH-48. No other residential corridor in NCR offers comparable proximity to Indira Gandhi International Airport. Sectors 104–113 on Dwarka Expressway are 7–12 minutes via direct road connection — better than any address in Gurugram's established corridors (Golf Course Road, Golf Course Extension). For frequent business travellers, CXOs and NRIs who value airport access, this is the primary value proposition. Delhi's proposed Jewar Airport is 70 km — DXP's airport edge is over Gurugram's internal corridors, not over Noida.

The corridor average of ₹14,342/sqft masks enormous variation. Sectors 37D and 99 are accessible at ₹6,500/sqft. Sector 113 luxury projects are quoting ₹20,000+. Your sector choice matters as much as your project choice. Metro connectivity — Yellow Line is the game-changer
- Yellow Line Metro (Phase 2): The proposed extension along Dwarka Expressway — connecting Dwarka to Gurugram via the expressway corridor — is in DPR (Detailed Project Report) stage. If approved and funded, this will be the single largest connectivity upgrade the corridor has seen. Estimated operational: 2028–2030 at earliest.
- Current Metro Access: The nearest DMRC stations are Dwarka Sector 21 (for Sectors 110–113 residents, ~8 km) and Huda City Centre (for sectors further into Gurugram). Neither provides walking-distance connectivity.
- Road connectivity: NH-48 (National Highway) runs parallel and provides seamless access to Delhi, Manesar, and Jaipur. The Dwarka Expressway itself is 6–8 lane elevated/grade-level — genuinely fast during off-peak hours.
