Launch pricing is a discount for construction risk, and declared possession dates in this sample run from 2027 to 2030. The useful check is not the date itself but the gap between what a developer declared on RERA before and what it actually delivered.
Key facts
- Declared possession dates in this sample run from March 2027 to December 2030. The furthest out is nearly four years away.
- The cheapest launch here: Casagrand Estia at Guduvanchery, 1 and 2 BHK from ₹35.81 lakh, possession March 2029.
- The largest: Godrej Brooklyn Avenue at Kukatpally, 3 and 4 BHK up to 3,261 sq ft, ₹1.98 Cr to ₹4.07 Cr.

Medians are from named listings on Square Yards, Housing.com and Chennai Properties, plus developer project pages, read 3 November 2026. Sample sizes are small — the "n" in each cell — so read them as an order of magnitude, not a valuation. These are asking prices, not transacted prices.
Two patterns are worth noticing. The possession dates cluster in 2028 to 2030, which means a buyer at launch today is committing capital for three to four years before occupation. And the geographic spread is uneven: Madhavaram in north Chennai and Ameenpur in west Hyderabad account for eight of the fourteen, which tells you where developers currently see absorption.
Why buy at launch at all?
Four reasons, and they are real.
- Price. Launch pricing is lower than completion pricing in most rising markets, because you are being compensated for taking construction risk.
- Choice. First pick of floor, facing, view and corner units. In a finished project those went years ago, and what remains is what nobody chose.
- Payment plan. Construction-linked plans spread the outflow over years instead of demanding it at once, which matters more to most buyers' cash flow than the headline rate.
- Appreciation during construction, in a market that rises. This is the part buyers rely on most and the part least within anyone's control.
Those four are why launches sell. The question is what you are accepting in exchange, and the next section is the honest list.
What is different about buying at launch?
Six things, each with the question that gets you a real answer.
| What changes | Why | What to ask |
|---|---|---|
| Launch price is a discount for risk | You pay less because the building does not exist yet. | Ask what the price was at soft launch and what it is now. The escalation tells you how the developer reads demand. |
| The possession date is a declaration, not a promise | It is the date filed on RERA. | Compare it with the developer's record: the OC dates of their last three projects against the dates they declared. |
| Payment plans shift risk | Construction-linked spreads outflow; subvention schemes do not. | Read who pays interest during construction and what happens if the project is delayed past the agreed date. |
| Sample flats are not the flat | Fit-out, fittings and finishes in a show unit are usually above specification. | Ask for the written specification sheet and compare it against what you are standing in. |
| Phase one is not phase three | Amenities and infrastructure often arrive with later phases. | Ask which phase your tower is in, what is built, and what the RERA filing declares for that phase. |
| Early buyers carry the community | Maintenance for a part-occupied community is spread across fewer homes. | Ask what maintenance costs at 30% occupancy versus full, and who covers the gap. |
How do I check a new launch before I book?
Six checks, all free, all doable before any money moves.
- RERA registration for the specific phase. Search it yourself on the state portal. Marketing before registration is not permitted, so if there is no number, there should be no booking amount either.
- The declared completion date on the portal, not the one in the brochure.
- The complaints tab, searched for the promoter as well as the project.
- The developer's delivery record — the question in the box above.
- The approved plan: sanctioned unit count, land area and tower layout, compared against what you are being sold.
- The written specification sheet, compared against the sample flat. Show units are routinely finished above specification.
And one thing to do that is not a document check: visit the developer's nearest completed project. Walk it on a weekday evening, and ask residents what was promised versus what arrived. That conversation predicts your experience better than any brochure.
What does this list not cover?
Three honest limits.
It is a snapshot, not a survey. These are the new-launch projects that appeared in the locality listings we read on 3 November 2026. Many more exist, and developers launch continuously. Absence from this list means nothing.
Prices will move. Launch pricing is the most volatile pricing in the market, precisely because it is the earliest. Every figure here should be reconfirmed with the developer before it informs a decision.
No RERA numbers are published here. The listings we drew from did not carry them consistently. Ask each developer for the registration number in writing and verify it yourself — for a new launch this matters more than for any other kind of purchase, because there is no building to inspect.
Questions buyers ask
Answered from this page's own research. Last reviewed 3 November 2026 by the PropIQ World research desk.
What new residential projects are launching in Chennai in 2026?
In this sample: Prestige Palm Court, Raunaq Liverpool and VR Livin 6.6 at Madhavaram; Navins Krishna Cove at Porur; KSA Ananya and Sri Geetham at Thoraipakkam; Casagrand Selenia at Kelambakkam; and Casagrand Estia at Guduvanchery. Declared possession dates run from March 2027 to December 2030.
What is launching in Hyderabad in 2026?
In this sample: Casagrand Mandarin and Greater Infras Marigold at Miyapur; Godrej Brooklyn Avenue at Kukatpally; and Vishnu The Icon, Prajwalaa Ankura and Greater Infras Nemesia at Ameenpur. Ameenpur has the densest cluster, with five launches all carrying 2028 to 2029 possession dates.
Is it cheaper to buy at launch?
Usually, in a rising market, because launch pricing compensates you for taking construction risk. You also get first pick of floor and facing, and a construction-linked payment plan that spreads the outflow. Against that you accept delay risk, GST on an under-construction purchase, and years before you can occupy or let the home.
How reliable is a declared possession date?
It is a filing on the state RERA portal, which gives it legal weight and a forum for complaint — but it is not a guarantee of delivery. The useful test is the developer's record: ask for the occupancy certificate dates of their last three completed projects and compare them against the completion dates declared on RERA for those projects.
What should I check before booking a new launch?
The RERA registration for your specific phase, searched by you on the state portal; the declared completion date there rather than in the brochure; the complaints tab for both project and promoter; the developer's delivery record; the approved plan against what you are being sold; and the written specification sheet against the sample flat.
Can a developer sell before RERA registration?
Marketing an unregistered project is not permitted, and pre-launch or expression-of-interest exercises sit in a grey area. If there is no registration number yet, there should be no money changing hands either. Ask the developer to state explicitly which situation applies, and be careful if the answer is evasive.
Why are sample flats misleading?
Because show units are routinely finished above the contracted specification — better fittings, better finishes, sometimes larger-feeling layouts without partition walls. Ask for the written specification sheet that will actually apply to your unit and compare it line by line against what you are standing in.
What happens to maintenance in a part-occupied new project?
It is spread across fewer homes, so early residents often pay more per home or receive less service than the brochure implies. Ask what maintenance costs at 30% occupancy versus at full occupancy, and who covers the difference in the meantime. Get the answer in writing.
Do I pay GST on a new launch?
Yes. GST applies to under-construction property and not to a completed property with an occupancy certificate. On a large ticket this is a material difference that never appears in a per-square-foot comparison. Confirm the current rate with your own lawyer, since the rules have changed before.
Is this a complete list of new launches?
No. It is a snapshot of the new-launch projects that appeared in the locality listings we read on 3 November 2026. Developers launch continuously and many more projects exist. Absence from this list means nothing at all about a project.
