PropIQ Guide

Comparing south India's residential builders

Eight developers active across Chennai, Hyderabad and Bengaluru, compared on named projects and published price bands rather than reputation — plus the six checks that tell you more than any brand ranking.

No south Indian developer is best across the board, because they occupy different price bands. Published rates in this sample run from about ₹3,418 per square foot at the value end to ₹22,664 at the top. Judge a developer on its delivery record in your specific locality, not its brand.

Key facts

  • This page names projects, not just builders. Every developer below is shown with real projects, localities and published prices.
  • Price band is not quality. Several developers in this sample operate at both ends through separate brands — Puravankara runs Provident for the value segment.
  • The single most useful question is not "which builder is best" but "what has this builder delivered in this locality, and how late was it?"
  • RERA transparency varies sharply. Mahindra Lifespaces publishes registration numbers on its listings; several developers show only a QR code.
  • Rates below are listing-portal and developer figures, read 3 November 2026, not transacted prices.
  • Widest geographic spread in this sample: Casagrand and Urbanrise, both active in all three cities.
  • Nothing here is a recommendation. PropIQ takes no payment for placement on this page.

How do south India's major builders compare?

Reputation is a poor guide because developers operate in different segments, and a builder who is excellent at ₹5,000 per square foot may be untested at ₹15,000. The table below compares eight active developers on what they actually sell.

Compiled from developer project pages and from Square Yards and Housing.com locality listings, read 3 November 2026. Listing-portal figures are asking prices, not transacted prices, and they go stale. Treat every number as the start of a conversation, confirm it with the developer, and verify the registration on the state RERA portal before paying anything.

Read the rate range column carefully: a wide range means the developer sells across segments, not that its pricing is inconsistent. Puravankara's ₹4,239 to ₹15,600 spread, for instance, is the gap between its Provident value brand and its premium Bengaluru stock.

Which builder is best in south India?

There is no answer to that question as asked, and any page that gives you one is selling something. There are useful answers to narrower questions.

What should not drive the decision is advertising spend, a celebrity endorsement, or the number of awards on a brochure. None of those correlates with whether your tower is delivered on time.

What should I check about any builder before buying?

These six tell you more than any ranking, and all of them are answerable before you pay a booking amount.

CheckThe questionHow to get a real answer
Delivery recordHow many projects completed, and how late were the last three?Ask for the OC dates of their last three completed projects and compare with the RERA declared dates.
RERA transparencyIs the registration number printed, or hidden behind a QR code?A developer printing the number in text is easier to verify. One that does not is not wrong, but it costs you a step.
Financial healthListed or private? Any publicly reported funding stress? For listed developers, read the annual report. For private ones, ask who funds the project and whether it is escrowed.
Litigation and complaintsWhat does the RERA complaints tab show?Search the developer name as well as the project. Patterns matter more than a single complaint.
Construction methodMivan, conventional, or precast?Mivan gives straighter walls and fewer joint leaks, but makes later alterations hard. Ask residents of a finished project about seepage.
After handoverWho runs maintenance, for how long, and at what rate?Ask what the per-square-foot maintenance becomes once the association takes over. This is where costs jump.
The question that cuts through everything "Which projects have you completed in this locality, and what were the OC dates against the completion dates you declared on RERA?" A developer with a good record answers happily. The answer is also independently checkable on the state portal, which is the point.

Does a bigger brand mean lower risk?

Partly, and less than most buyers assume.

What a large listed developer genuinely gives you: published accounts you can read, a reputation it has reason to protect, usually better access to construction finance, and a customer-service function that exists after handover. Those are real.

What it does not give you: immunity from delay. Large developers run many projects at once, and a project that is strategically unimportant to a big company can drift. The locality-level delivery record matters more than the group-level brand, which is why the question above is phrased the way it is.

And a smaller developer is not automatically riskier. A local builder with three completed projects in the same neighbourhood, whose reputation is their entire business, can be a safer counterparty than a national name entering that market for the first time. What you cannot do with a smaller developer is lean on the brand — you have to do the diligence yourself.

What does this page deliberately not tell you?

Three things, because claiming them would be dishonest.

It does not rank the developers. They occupy different segments and different cities, and a single ordering would be a marketing device rather than a finding.

It does not report construction quality from inspection. Nobody on this desk has surveyed these buildings. Quality claims here are reputational, and the only reliable way to assess quality is to visit a completed project by the same developer and talk to people who have lived in it through two monsoons.

It does not give transacted prices. Every figure above is a published or listed asking price. Actual transacted rates are usually lower, and they are available from the sub-registrar's records in each state. If you are making a decision at the margin, get those.

Questions buyers ask

Answered from this page's own research. Last reviewed 3 November 2026 by the PropIQ World research desk.

Which is the best builder in south India?

There is no single answer, because these developers occupy different price bands and cities. Published rates in this sample run from about ₹3,418 per square foot at the value end to ₹22,664 at the top. The useful question is narrower: what has this developer completed in the locality you are buying in, and how late was it against the completion date declared on RERA?

Which builders are active across Chennai, Hyderabad and Bengaluru?

Casagrand and Urbanrise (Alliance Group) have the widest spread in this sample, with active projects in all three cities. TVS Emerald and Radiance Realty are concentrated in Chennai, Brigade and Sobha are strongest in Bengaluru with Chennai presence, and Mahindra Lifespaces runs townships in Chennai and Bengaluru.

What are the cheapest and most expensive developers here?

On published listing rates read in November 2026, the lowest figures in this sample come from Sobha's entry stock at Poonamallee (₹3,418/sq ft), Provident at Kelambakkam (₹4,239/sq ft) and Casagrand at Guduvanchery (₹4,499/sq ft). The highest is Total Environment on Kanakapura Road at ₹22,664/sq ft. These are asking prices, not transacted prices.

How do I check a builder's delivery record?

Ask for the occupancy certificate dates of their last three completed projects, then compare those against the completion dates they declared on the state RERA portal. The gap between declared and actual is the single most informative number about a developer, and both halves of it are independently verifiable.

Does a bigger brand mean lower risk?

Partly. A large listed developer gives you published accounts, a reputation to protect, better construction finance and a service function after handover. It does not give immunity from delay — a project that is strategically unimportant to a big company can drift. A local builder with three completed projects nearby can be a safer counterparty than a national name new to that market.

Why do some developers hide their RERA number behind a QR code?

It is legal, and the QR code resolves to the registration. But it costs you a step, because you cannot read or search the number from the page itself. Mahindra Lifespaces publishes its numbers in text on listings; several others in this sample do not. If a number is not printed, ask for it in writing before paying anything.

Does Mivan construction matter when choosing a builder?

It affects what you live with. Mivan aluminium formwork casts walls and slabs monolithically, giving straighter walls and fewer leaks at joints — and making later structural alterations effectively impossible, since you cannot knock through a cast wall. Get the layout you want rather than planning to change it, and ask residents of a finished Mivan project about seepage.

Are the prices on this page what I will actually pay?

No. Every figure here is a published or listed asking price, read on 3 November 2026. Actual transacted rates are usually lower and are available from the sub-registrar's records in each state. The published figure also excludes PLC, floor rise, GST, registration, corpus and maintenance.

Does PropIQ get paid to rank builders on this page?

No. This page takes no payment for placement and deliberately does not rank the developers. PropIQ's locality guides under the Urbanrise section are partner content and are labelled as such on every page; this guide is independent.

What should I ask about maintenance before I buy?

What the per-square-foot maintenance charge is today, and what it becomes once the developer hands over to the resident association. That handover is where costs typically jump, because the developer often subsidises maintenance while it is still selling units. Ask for the figure in writing.
