Going direct saves the brokerage — typically a month's rent on a Gurgaon residential let — and you deal with the decision-maker rather than a relay. That is the upside and it is a real one.

Decide which you have more of.
Say in the first sentence who you are, what you are looking for and when you want to move. If an owner says they are not letting, take that as final and do not call the number again — one follow-up is diligence, three is harassment, and it is the fastest way to get an entry pulled.
