For Property Owners

Letting a flat, a builder floor or a PG building in Gurgaon and the NCR — tenant sourcing, screening and the paperwork that keeps a tenancy out of trouble. Your details are never published. Updated 3 November 2026.

The short answerPropIQ helps owners let residential property in Gurgaon and the NCR: tenant sourcing and screening, a registered rent agreement, police verification, and the paperwork that follows. We do not publish owner contact details anywhere on this site — enquiries come to us and we come to you.

Key facts

What does a Gurgaon landlord actually have to get right?

Most tenancies that go wrong go wrong on paperwork, not on the tenant. These five are where it happens.

What to get rightWhy it matters
Registered rent agreementIn Haryana a residential leave-and-licence agreement is normally executed on stamp paper and registered where the term runs eleven months or more. An unregistered agreement is weak evidence if the tenancy is ever disputed, which is exactly when you need it. Register it.
Police verification of the tenantGurugram Police require tenant verification, and the obligation sits with you as the owner, not with the tenant. It can be filed online or at the local station, and you will need the tenant's ID, photograph, previous address and the agreement. Keep the acknowledgement.
Property tax standingMCG property tax dues attach to the property, not to whoever happened to own it at the time. Clear them before a tenancy starts, and keep the receipt — a buyer or a bank will ask for it later, and an arrear discovered at sale is far more expensive than one cleared now.
Deposit and inventoryTwo to three months is the Gurgaon convention for a residential let. Record a dated inventory with photographs on handover day and have both parties sign it. Deposit disputes at exit are the single most common failure point in a tenancy and an inventory settles nearly all of them.
Society and maintenanceCheck whether your RWA or condominium restricts letting, caps the number of occupants, or requires its own tenant registration. Agree in writing who pays maintenance, and what happens to it if the society raises the rate mid-term.

Where can I look up owners by society?

PropIQ publishes a Gurgaon owner directory: 102,162 owners across 786 societies with direct phone and email contact, so a renter or buyer can approach an owner without an agent in between. Society is shown, never the flat number.

Why does PropIQ not publish owner contact details?

We are asked this often, usually by people who have seen other sites do it, so it is worth answering directly. Publishing a list of owners' names, addresses and phone numbers would expose individuals who never agreed to appear anywhere, and it would expose their tenants too. The Digital Personal Data Protection Act 2023 does not treat bulk republication of records like that as covered simply because the underlying register exists somewhere.

There is a commercial reason as well, and it is the stronger one. A site that publishes personal contact data attracts scrapers and complaints rather than buyers, and the domain damage from that is not recoverable. Everything PropIQ publishes is aggregate or consented. The owner database behind our services is private, authenticated and not indexed.

What is the honest downside of letting your property?

Worth saying plainly, because most listing sites will not. A let is not passive income. You carry the vacancy risk between tenants, the repair cost when something fails, and the recovery problem if a tenant stops paying — and in India that last one is slow even when your paperwork is perfect. Screening and a registered agreement shorten the odds; they do not remove them.

The other caveat: gross yield is not net yield. Maintenance, property tax, repainting between tenants, brokerage and the months the unit sits empty all come off the top, and owners who budget on the gross figure are the ones who end up disappointed.

Common questions from owners

Does PropIQ publish owner or landlord contact details?

No, and we will not. Publishing owners' names, addresses and phone numbers would expose people who never agreed to be listed, and under the Digital Personal Data Protection Act 2023 bulk republication of that kind of record is not something a "publicly available data" argument covers. Enquiries reach our team, and we contact you.

What does it cost to list with PropIQ?

Nothing to list. We are paid on a completed let, which means we have the same interest you do in the unit being taken quickly and by someone who stays.

How do you screen tenants?

Identity and employment verification, previous-tenancy reference where one exists, and the police verification that Gurugram Police require of you as the owner. Screening reduces the risk of a bad tenancy; it does not eliminate it, and anyone who tells you otherwise is selling something.

Is a rent agreement really necessary for eleven months?

The eleven-month term is a convention that avoids the registration requirement that attaches at twelve months and above in many states. It is not a loophole that protects you — an unregistered agreement is weak evidence in a dispute. If the tenancy matters, register it.

Who is responsible for tenant police verification in Gurgaon?

The owner. It is your obligation, not the tenant's, and the penalty for skipping it falls on you. It is straightforward to file and takes very little time, so there is no good reason to leave it undone.

Can PropIQ help me run my property as a PG?

Yes, and it is a different business from letting a flat: higher gross yield, far more operational load, and a different set of rules on occupancy, fire safety and local licensing. Tell us the building and we will tell you honestly whether it suits that use.
