Going direct saves the brokerage — typically a month's rent on a Gurgaon residential let — and you deal with the decision-maker rather than a relay. That is the upside and it is a real one.

If an owner says they are not letting, take that as final and do not call the number again — one follow-up is diligence, three is harassment, and it is the fastest way to get an entry pulled.
