Why Pune is India's best-value large city
Pune absorbed over 50,000 residential units in 2025 — consistent with its position as India's third-largest residential market. Yet prices remain 40–50% below comparable Bangalore zones. The structural advantage: proximity to Mumbai (3 hrs), independent IT engine (Infosys, Cognizant, Wipro, Capgemini), manufacturing base (Tata Motors, Bajaj, Force Motors), and a large defence ecosystem.
Hinjewadi Phase 3 is now fully occupied. The Pune Metro Phase 1 (Lines 1 and 2) is operational; Phase 3 connecting Hinjewadi to Shivajinagar is under construction. The Kharadi–Mundhwa belt has seen 20–25% price appreciation YoY since 2022 as airport proximity becomes more valuable.

Hinjewadi vs Kharadi
Hinjewadi (West): India's second-largest IT township. Phases 1–3 house Infosys, Wipro, Cognizant, IBM, 200+ companies. Metro Phase 3 connection under construction. Prices ₹7,500–13,000/sqft. Road congestion at the junction is real — metro will address this by 2028.
Kharadi / Viman Nagar (East): EON IT Park, WTC, Magarpatta City. Airport 15 mins, Koregaon Park 20 mins. Higher prices (₹9,000–15,000/sqft) but tighter vacancy — better for rental investors, tighter for budget buyers.
