Best Residential Projects in Siruseri, OMR (2026)

PropIQ World research desk · Published 2026-11-02 · Last reviewed 2026-11-02

In shortSiruseri is where OMR's price and its IT jobs meet most sensibly. Urbanrise The World of Joy is the project Urbanrise sells next to SIPCOT: 2 and 3 BHK apartments from ₹73 lakh, 10.8 acres with 80% open space, 150+ amenities and a 45,000 sq ft clubhouse.

Key facts

  • Corridor: Siruseri, OMR — beside the SIPCOT IT Park cluster.
  • Urbanrise project here: The World of Joy — 2 and 3 BHK, published from ₹73 lakh.
  • Scale: 10.8 acres with 80% open space and 150+ amenities.
  • Clubhouse and rooftop: 45,000 sq ft Cosmo Clubhouse, 75,000 sq ft of rooftop amenities, 24,000 sq ft of tower-to-tower amenities.
  • Work from home: 15,000 sq ft of dedicated co-working space.
  • Children: a 12,000 sq ft Urbanrise Genius learning facility.
  • Flood measures published: site raised a minimum of 1 metre above approach road level, flood barriers at the main entrance and basement access.
  • Sizes published: 3 BHK 1,033 and 1,086 sq ft. IGBC Gold certified.

Which residential projects in Siruseri are worth shortlisting in 2026?

Siruseri has one structural advantage over every other stretch of OMR: the jobs are here, not thirty minutes away. SIPCOT employs at scale, which means a Siruseri purchase can be a walk-or-short-drive commute rather than an OMR commute. That changes what you should be willing to pay, and it is why the shortlist here deserves more attention than the price band suggests.

Why The World of Joy leads this list: 80% open space on 10.8 acres and 150+ amenities is the largest published amenity programme among Urbanrise's OMR projects, and it is the only one that publishes specific flood-prevention measures — a site raised at least 1 metre above the approach road, with barriers at the entrance and basement. On this corridor that is a substantive differentiator, not a brochure line.

Urbanrise figures: the developer's own project pages on urbanrise.in, read 2026-11-02. Competing projects are named so you can check them yourself rather than take a ranking on trust; we do not publish figures for them that we have not verified.

What does a 3 BHK in Siruseri actually cost?

Urbanrise publishes The World of Joy from ₹73 lakh. Against the 1,086 sq ft 3 BHK that is roughly ₹6,700 per square foot on the starting figure — essentially the same rate as Padur, for a location beside SIPCOT rather than past it. On per-square-foot terms that makes Siruseri the strongest value on Urbanrise's OMR list.

Two caveats. The ₹73 lakh entry is for the smallest unit, which is a 2 BHK, not the 1,086 sq ft 3 BHK — so the 3 BHK all-in will be meaningfully higher. And the published starting figure excludes PLC, floor rise, GST, registration, corpus and maintenance. Ask for all of it itemised and compare projects on the total.

How well connected is Siruseri, and what is actually funded?

Siruseri's connectivity is employment-led. SIPCOT IT Park sits beside the site, with TCS, Cognizant, Capgemini, Hexaware, Aspire Systems and several data centres among the published employers in the cluster. OMR, Vandalur–Kelambakkam Road and ECR give road access in three directions, and the developer publishes an upcoming Siruseri metro station.

'Upcoming' needs the same discipline as everywhere else on OMR: Chennai Metro Phase 2 is sanctioned down OMR as far as SIPCOT, which means Siruseri is at the end of the funded corridor rather than beyond it — a materially better position than Padur. Confirm the station location on the CMRL alignment map rather than a marketing map.

What is daily life like inside The World of Joy?

This is the most amenity-heavy project Urbanrise publishes on OMR, and the numbers are unusual: 75,000 sq ft of rooftop amenities, a 45,000 sq ft Cosmo Clubhouse, 24,000 sq ft of amenities in the spaces between towers, a 1-acre green park, and 15,000 sq ft of co-working. The tower-to-tower idea — shuttle courts, chess courts and leisure activities in the gaps most developers leave empty — is genuinely different.

For families with children, the 12,000 sq ft Urbanrise Genius facility runs mathematics, physics, chemistry, dance, music and art within the community. Ask who operates it, what it costs on top of maintenance, and whether it is contractually committed for the long term or provided at the developer's discretion.

On sustainability the developer publishes IGBC Gold certification, solar generation for common areas, organic waste conversion and low-flow water fixtures. Ask what proportion of common-area load the solar installation actually covers.

What should you check before you book anything in Siruseri?

CheckWhat to actually ask for
Occupancy certificateAsk to see the OC document issued by the local body, not a possession date. On OMR the gap between 'ready' and 'OC received' has historically run to months.
TNRERA numberSeveral Urbanrise project pages show a RERA QR code but not the number in text. Ask for the number in writing and search it at rera.tn.gov.in — read the declared completion date and the complaints tab, not just the registration.
Water and STPBorewell yield, sewage treatment plant capacity against the unit count, and last year's tanker spend from the resident association accounts. On OMR this is the single largest difference between a well-run community and a hard one.
DensityHomes per acre, which you can work out from the unit count and the land area. Then walk the lifts and the parking on a weekday at 7 p.m., not a Sunday.
FloodingAsk for the ground level relative to the approach road, the stormwater drainage design and what happened on site in the last two monsoons.
The all-in cost sheetBase rate plus PLC, floor rise, GST, registration, corpus and monthly maintenance as separate lines. Compare projects on the total, never on the published starting price.

Who should buy in Siruseri, and who should not?

Siruseri suits anyone employed in the SIPCOT cluster, full stop — the commute argument that dominates every other OMR decision largely disappears. It suits families who want a 3 BHK above 1,000 sq ft at close to Padur's rate, and buyers who will use a large amenity programme rather than pay for one they ignore.

It does not suit buyers who work in central Chennai or on the western corridors, buyers who want the lowest possible entry price on OMR — Padur is lower — or buyers who prefer low-density living, since a 150-amenity community is by definition a busy one.

What is the honest downside?

Two real ones. Amenity load: 150+ amenities and three large amenity zones have to be maintained, and that cost lands in your monthly bill forever. Ask for the projected per-square-foot maintenance in writing and ask what happens to it once the developer hands over to the association. A community that cannot afford its own amenities ends up with locked facilities.

Monsoon: the published flood measures are a positive sign precisely because they indicate the developer thought the risk was real. Treat that as information rather than reassurance: ask what happened on this site in the last two monsoons, and ask residents of neighbouring communities, not the sales office.

And as elsewhere in the portfolio, the RERA number is behind a QR code rather than printed. Ask for it in writing.

How do you verify everything on this page yourself?

Questions buyers ask about Siruseri

Answered from this page's own research and the developer's published project pages. Last reviewed 2026-11-02 by the PropIQ World research desk.

Which are the best residential projects in Siruseri in 2026?

Siruseri's advantage is that the SIPCOT jobs are beside it rather than a commute away. Urbanrise The World of Joy is the Urbanrise project here: 2 and 3 BHK apartments from ₹73 lakh on 10.8 acres with 80% open space, 150+ amenities, a 45,000 sq ft clubhouse and 75,000 sq ft of rooftop amenities. Verify any competing project's status and RERA registration at rera.tn.gov.in.

What does a 3 BHK cost in Siruseri?

Urbanrise publishes The World of Joy from ₹73 lakh, which is the entry unit rather than the 3 BHK. Against the 1,086 sq ft 3 BHK the starting figure works out near ₹6,700 per square foot, close to Padur's rate for a location beside SIPCOT rather than past it. Ask for the 3 BHK cost sheet with PLC, floor rise, GST, registration, corpus and maintenance itemised.

Is Siruseri better value than Sholinganallur?

On per-square-foot terms, clearly. Urbanrise publishes a 1,086 sq ft 3 BHK at Siruseri from ₹73 lakh against a 1,560 sq ft 3 BHK at Sholinganallur from ₹1.39 crore. If you work at SIPCOT, Siruseri also wins on commute. If you work further up OMR toward Perungudi or Taramani, Sholinganallur's premium buys back real time every day.

Does The World of Joy have flood protection?

The developer publishes specific measures: the development area raised a minimum of 1 metre above approach road level, flood barriers at the main entrance and basement access points, and protection for parked vehicles and backup-power infrastructure. Treat published measures as information rather than a guarantee — ask what happened on site in the last two monsoons, and ask residents nearby.

Is the metro coming to Siruseri?

Chennai Metro Phase 2 is sanctioned down OMR as far as SIPCOT, which places Siruseri at the end of the funded corridor rather than beyond it. The developer publishes an upcoming Siruseri metro station. Confirm the station position on the CMRL alignment map and treat the operating date as unconfirmed.

What is Urbanrise Genius?

A learning facility inside the community — 12,000 sq ft at The World of Joy — running mathematics, physics, chemistry, dance, music and art for children. It is a real convenience for working parents. Ask who operates it, what it costs over and above maintenance, and whether it is contractually committed or provided at the developer's discretion.

How large are the apartments at The World of Joy?

Urbanrise publishes 3 BHK sizes of 1,033 and 1,086 sq ft, with 2 BHK configurations also available. These are moderate sizes — efficient rather than generous — so walk a built unit and judge the third bedroom with furniture in mind before you commit.

What will maintenance cost in a 150-amenity community?

This is the question to push hardest on. Three large amenity zones, a 45,000 sq ft clubhouse and 75,000 sq ft of rooftop facilities all have to be maintained, and that cost sits in your monthly bill permanently. Ask for the projected per-square-foot maintenance in writing, and what it is expected to be after the developer hands over to the resident association.

Is The World of Joy a green building?

Urbanrise publishes IGBC Gold certification, solar panels generating energy for common areas, organic waste conversion to manure, and low-flow water fixtures. Ask what proportion of the common-area electricity load the solar installation actually covers, and whether the waste system is operating or planned.

Who should not buy in Siruseri?

Buyers who work in central Chennai or on the western corridors, buyers who want the lowest entry price on OMR — Padur is lower at ₹60 lakh — and buyers who prefer quiet, low-density living. A community built around 150 amenities is a busy one by design.
