Which PGs in Bangalore can I look up?
Named properties in Bangalore, photographed ones first. Filter by who a property takes, whether it
serves food and whether a private room is available. Each card opens a full page with facilities, room
types and house rules.
Tell us your budget and move-in date. We come back with a shortlist, availability and the real monthly cost including deposit and meals.
How do you choose between a PG and a rented flat?
A PG makes sense when you want to move in this week, do not want to furnish anything, and would rather
not sign an eleven-month lease. The flat wins on cost and privacy once three or four people split it and
once you can absorb a ten-month deposit and the furnishing bill. The PG wins on flexibility, on not having
to find flatmates, and on not dealing with a landlord.
The downside of the PG model that operators do not advertise: you have very little legal protection.
Most PG arrangements are not registered rent agreements, so the tenancy protections that apply to a leave
and licence agreement often do not apply to you. Your deposit, your notice period and your eviction terms
rest on whatever you signed, which in this segment is frequently a single page.
Common questions about PGs in Bangalore
How many PGs are there in Bangalore?
PropIQ lists 1250 paying guest and coliving properties in Bangalore, spread across 267 localities and covering 63,931 beds in total. Supply is concentrated: the five densest localities are Electronic City (82), BTM Layout (71), Marathahalli (57), J. P. Nagar (37), Koramangala (32).
Where are the women-only PGs in Bangalore?
The localities with the most women-only properties are BTM Layout (21), Marathahalli (18), J. P. Nagar (15), Electronic City (15), Rajajinagar (14). In total 413 of the 1250 properties we list in Bangalore take women only.
Which PGs in Bangalore provide food?
1017 of the 1250 properties we list in Bangalore serve meals — roughly 81%. The localities with the most are Electronic City (71), BTM Layout (70), Marathahalli (56), Stage 2, BTM Layout (29), Koramangala (27). Where meals are included, check whether the plan covers all three, whether it runs on Sundays, and whether non-vegetarian food is served or even allowed on the premises.
What room types do PGs in Bangalore offer?
Across the 1250 properties here, 1062 offer a 2-sharing room, 812 offer 3-sharing and 648 offer a private room. Most offer several, so the choice usually exists inside one building rather than between buildings.
Why does PropIQ not show PG rents for Bangalore?
Because the pricing in our source survey is several years old. A stale rent is worse than no rent: it anchors you to a number nobody will honour and makes the whole page look authoritative when it is not. We would rather publish what has held up — who each property takes, meals, room types and facilities — and tell you to get the current rate from the property itself.
What deposit should I expect to pay at a PG?
One to two months of rent is the usual convention in this segment, against ten or eleven months in a rented flat. That is market practice rather than a figure from our data. Get the refund terms in writing before you pay, including notice period and what counts as damage — a deposit withheld at exit for ordinary wear is the single most common complaint in this segment, and a dated inventory with photographs on move-in day settles almost all of it.
What should I check before paying anything?
Water supply and its source, whether the building has power backup, how many people actually share the bathroom you will use, the gate-closing time, whether guests are allowed, and who is responsible if the geyser fails. Visit once in the evening when residents are back — a PG at 11am tells you very little about what it is like at 9pm.
Why there are no rents on these pages. The pricing in our source survey is several years old. Publishing it would give you a number to anchor on that no operator would honour today, which is worse than publishing nothing, so we have left it out entirely rather than dress up stale figures as current. What is here — who each property takes, meals, room types, facilities and house rules — changes far more slowly and is still worth having. For current rates, ask the property or send us the shortlist request above.
How this directory is compiled. Property records come from PropIQ field surveys and
operator submissions, deduplicated by property. We publish the property count behind every figure so you
can judge how much weight it carries. Availability and house rules change — confirm with the property
before you visit. We do not publish owner or manager contact details.
