Section 54 (Buy residential property):
Purchase within 1 year before or 2 years after sale, OR construct within 3 years. Max exemption = capital gain (not sale price). Only for LTCG on residential property.
Section 54EC (NHAI/REC Bonds):
Invest in NHAI or REC bonds within 6 months of sale. Max ₹50 lakh per year. Lock-in 5 years. Only for LTCG on land/building.
Section 54F (Other property):
If selling non-residential asset, invest ENTIRE net sale consideration (not just gain) in one residential property to claim full exemption.
