Property tax in three cities

Three corporations, three identifiers, three schedules. The official portals, what each one calls your property, when payment is due, and the arrears check that matters most when you are buying.

Chennai pays through tnurbanepay.tn.gov.in using a subassessee number, Bengaluru through bbmptax.karnataka.gov.in using a PID, and Hyderabad through onlinepayments.ghmc.gov.in using a PTIN. BBMP offers a 5% rebate for paying before 30 April.

Key facts

  • Chennai: tnurbanepay.tn.gov.in, subassessee number, due 30 September and 31 March.
  • Bengaluru: bbmptax.karnataka.gov.in, SAS application number or PID, due 30 April annually.
  • Hyderabad: onlinepayments.ghmc.gov.in, PTIN, due approximately 15 October and 15 April.
  • Only Bengaluru offers a stated rebate in the sources we read — 5% for payment before 30 April.
  • BBMP and GHMC allow payment without logging in, using the property identifier alone.
  • Arrears can attach to the property, not only to the person. Check them before buying resale.
  • Mutation is separate from the sale deed. Until it is done, the tax record still names the previous owner.

Which portal do I use, and what identifier do I need?

Each corporation runs its own system with its own name for your property.

Portals, identifiers and dates as published in guides read 3 November 2026. Due dates and rebates change between financial years — confirm on the corporation's own portal before relying on a date. Nothing here is tax advice.

Type the address, do not search for it Property tax portals attract lookalike sites that take a payment and issue nothing. The three addresses above are the official ones. Type them directly, check for the government domain, and be suspicious of any page asking for more than your property identifier and payment details.

How do I actually pay, step by step?

The process is broadly the same in all three cities.

StepWhat you doWhy it matters
1. Go to the official portal directlyType the address rather than following a search result.Property tax is a common target for lookalike sites. The three official addresses are in the table above.
2. Find your property identifierSubassessee number, PID or PTIN depending on the city.It is on any previous receipt, and usually in your sale deed file. BBMP and GHMC let you search without logging in.
3. Check the owner name and addressBefore paying anything.Paying tax on the wrong property is easier than it sounds and awkward to reverse.
4. Read the arrears lineNot just the current demand.Arrears from a previous owner can attach to the property. On a resale purchase, confirm there are none before you buy.
5. Pay and download the receiptBefore closing the page. The receipt is the proof. Save it; you will need it for resale, loans and mutation.
6. Check the mutation is doneAfter buying, the records must move into your name.Until mutation is complete, the tax record still shows the previous owner, whatever the sale deed says.

What should I check about property tax when buying?

Three things, and the second one is the expensive one.

That the tax record exists and matches. Owner name, address and property dimensions should correspond to the sale deed. Mismatches are common in older properties and are easier to resolve before purchase than after.

That there are no arrears. Unpaid property tax can attach to the property rather than only to the person who owed it, which means you can inherit someone else's bill. Ask for current receipts and check the arrears line on the portal yourself — the seller's assurance is not a substitute for looking.

That mutation will be done, and by whom. After the sale, the tax record must be transferred into your name. This is a separate process from registration, it does not happen automatically, and until it is complete the corporation's records still show the previous owner. Agree in writing who is responsible for completing it and by when.

On a resale purchase, ask for
  • The last two years' property tax receipts
  • A printout of the current portal record showing no arrears
  • Written agreement on who completes mutation and by when

What happens if property tax goes unpaid?

Interest and penalties accrue, and the consequences compound in ways that surface at the worst moment.

Corporations charge interest on arrears, and the specific rate and method differ by city and change between years. Beyond the money, unpaid tax creates practical obstacles: it can block or delay mutation, complicate a resale, and cause difficulty when a buyer's lender asks for clear tax receipts during due diligence.

The common failure is not refusal to pay but inattention — a property that is let out, or owned by someone living abroad, or held after an inheritance where nobody was clear who was responsible. In each case the arrears build quietly for years and are discovered during a sale.

If you own property you do not live in, set a recurring reminder for the due dates in the table above and check the portal once a year regardless of whether a demand reached you. Demands going to an old address is one of the most common reasons arrears accumulate.

What can this page not tell you?

Three things, deliberately.

It does not give tax rates or a calculation method. Each corporation calculates differently — by built-up area, zone, usage, age of building and other factors — and the formulas change. A rate quoted here would be wrong for many readers and out of date for the rest. Use the calculator on the corporation's own portal.

Due dates and rebates change between financial years. The dates in the table are as published in the guides we read on 3 November 2026. Confirm them on the portal before relying on a date, particularly if you are counting on a rebate.

It is not tax advice. If you have an unusual situation — disputed ownership, inherited property, a commercial component, a long arrears history — talk to a professional rather than a checklist.

Questions buyers ask

Answered from this page's own research. Last reviewed 3 November 2026 by the PropIQ World research desk.

How do I pay property tax in Chennai?

Through the Tamil Nadu urban e-payment portal at tnurbanepay.tn.gov.in, using your subassessee number as the property identifier. Payment is half-yearly, with dues reported on 30 September and 31 March. Check the owner name and the arrears line before paying, and download the receipt before closing the page.

How do I pay BBMP property tax in Bengaluru?

Through bbmptax.karnataka.gov.in, using your SAS application number or PID. BBMP allows payment without logging in — you can enter the property identifier directly. Payment is annual with a due date of 30 April, and a 5% rebate is reported for paying before that date.

How do I pay GHMC property tax in Hyderabad?

Through onlinepayments.ghmc.gov.in, using your PTIN. No login is required; you can search with the PTIN directly. Dues are half-yearly, reported at approximately 15 October and 15 April. Payment is accepted by UPI, net banking, cards and wallets, and offline at MeeSeva centres.

Is there a rebate for paying property tax early?

Of the three cities, only Bengaluru has a stated rebate in the sources we read — 5% for payment before 30 April. Rebates change between financial years and are sometimes announced late, so check the corporation's portal before counting on one.

Can I inherit the previous owner's unpaid property tax?

In practice, yes — unpaid property tax can attach to the property rather than only to the person who owed it. Before buying resale, ask for the last two years' receipts and check the arrears line on the corporation's portal yourself. A seller's assurance is not a substitute for looking at the record.

What is mutation and do I need it?

Mutation is the transfer of the property tax record into your name after a purchase. It is separate from registering the sale deed, it does not happen automatically, and until it is complete the corporation's records still show the previous owner. Agree in writing who will complete it and by when.

What happens if property tax is not paid?

Interest and penalties accrue at rates that differ by city and change between years. Beyond cost, unpaid tax can block or delay mutation, complicate a resale, and cause problems when a buyer's lender asks for clear receipts. Arrears most often build through inattention — a let-out property, an owner abroad, or an unclear responsibility after inheritance.

How is property tax calculated in these cities?

Differently in each, and the formulas change. Corporations variously use built-up area, zone, usage type and age of building. Any rate quoted in a guide will be wrong for some readers and out of date for others, so use the calculator on the corporation's own portal rather than a third-party figure.

How do I avoid fake property tax websites?

Type the official address directly rather than following a search result, and check you are on a government domain. The three official portals are tnurbanepay.tn.gov.in for Chennai, bbmptax.karnataka.gov.in for Bengaluru and onlinepayments.ghmc.gov.in for Hyderabad. Be suspicious of any page asking for more than your property identifier and payment details.

I own a flat I do not live in. How do I stay on top of this?

Set a recurring reminder for your city's due dates and check the portal once a year whether or not a demand reached you. Demands going to an old address is one of the most common reasons arrears accumulate on let-out and absentee-owned property, and they are usually discovered only during a sale.
