Pick your city
Groups are city-scoped on purpose. An agent in Kharadi has no use for a Thane requirement, and a group that mixes them stops being read within a week.
Island city, western and central suburbs, Navi Mumbai and Thane
Golf Course Road, SPR, New Gurugram and the Dwarka Expressway belt
Western corridor, Financial District, Miyapur, Kompally
The five rules
- One city, if you work in one city. Join the groups where you genuinely transact, not all eighteen.
- No buyer contact details in the group. Requirements are shared without the buyer's number; you reply to the thread and the connection is made privately.
- One listing format. Project or locality, configuration, carpet area, price band, RERA number. No posters, no forwards, no voice notes.
- No payment solicitation. Nobody in the group charges anybody for access, leads or introductions.
- Spam is removed without discussion. Bulk forwards and cross-posting the same inventory into several city groups both count.
What PropIQ does and does not do
PropIQ publishes independent research: project appraisals, builder reviews, RERA checks and free calculators. We are not a brokerage, we do not hold mandates, and we take no commission. The groups exist because the buyers who use our research eventually need somebody on the ground, and because the agents on the ground see market shifts before the data does.
What that means in practice: we will not vouch for any member, we do not arbitrate commission disputes, and we do not vet credentials beyond asking who you are and where you work. Treat an introduction in the group the way you would treat any other referral, and do your own diligence. The agent directory works the same way: it is a listing, not an endorsement.
Why a WhatsApp group and not a portal
Because that is where the market already runs. An agent in Hyderabad checks WhatsApp forty times a day and a portal dashboard never. The group is deliberately low-tech: requirements in, replies out, nothing to log into. Our research reaches the same place at the same time, so a builder claim that does not survive a RERA check gets challenged in the one room where it matters.
Frequently asked questions
How do I join?
Tap the button for your city. If the group has an open invite link it opens WhatsApp straight at the group; otherwise it opens a message to the PropIQ line naming your city, and you are added the same day.
Who are these groups for?
Working property agents, brokers and channel partners in that city. They are not for buyers, and they are not listing dumps for projects you have no mandate on.
Is it free to join?
Yes. PropIQ does not charge brokers to join a city group, and there is no paid tier inside the group.
What gets shared in the group?
Requirements from buyers who contacted PropIQ, new RERA registrations in that city, circle rate and policy changes, and PropIQ's own project and builder research as it is published.
What are the rules?
One listing format, no bulk forwards, no payment solicitation, and no sharing a buyer's contact details into the group. Members who spam are removed without discussion.
Can I join groups for more than one city?
Yes, if you genuinely transact in both. Agents who join every city group and broadcast the same inventory into all of them are removed.
Do you verify members?
Lightly. You are asked for your name, firm and the micro-market you work in. PropIQ does not vet credentials and does not vouch for any member, so do your own diligence before transacting.
Does joining get me leads?
Buyer requirements that come to PropIQ are shared in the relevant city group as they arrive. There is no guarantee of volume, and PropIQ takes no commission on anything that closes.
How do I get my firm listed in the agent directory?
The directory is separate from the groups. Use the enquiry form on this page or the contact page and say which city you work in.
Not a broker?
If you are buying, the groups are not for you, and you do not need them. Start with the project reviews and the calculators, both free and both independent.
